Tallest Condo Tower in Nevada Planned

Downtown Development Group, DRG plans to build Club Renaissance Vertical Country Club Condominiums, a 60-floor residential condominium tower to be located at the corner of Casino Center and Bonneville. When built, Club Renaissance will be one if the tallest residential condominium towers in Nevada, reaching 705 ft.

The condominiums are designed to serve the needs and lifestyles of young, active professionals working and playing in downtown Las Vegas. Club Renaissance will have two full floors of retail space, and the top floor will feature a 60,000-sq.-ft. country club. In addition, the rooftop will feature a sun deck and infinity-edge pool.


Firm Breaks Ground on 2 Projects

Investment Equity recently broke ground on the Rainbow Corporate Center 1, with plans to break ground on phase II in May.

The 7.5-acre project will feature nine single-story medical/professional office buildings. Completed construction is valued at $13 million. Indigo Architects designed the project, which is being constructed by Investment Equity Development of Las Vegas.

The firm is also building the McCleod Business Centre, a 7.5-acre project on McLeod Drive and Post Road.

The project features eight single-story office buildings and eight office/industrial buildings. The $11.5 million project is expected to be completed in May.

 


New Animal Shelter Starts

Tate Snyder Kimsey recently teamed with Clark County, the cities of Las Vegas and North Las Vegas and the Lied Foundation to design a new animal shelter.

The new shelter will replace the existing Lied Animal Shelter. Las Vegas-based Tradewinds Construction Inc. is the general contractor.

Plans call for a phased project lasting four years. Eventually the project will culminate in the construction of a veterinary school for the Community College of Southern Nevada. Plans also call for a dog show arena, obedience school and pet boarding.

Architects intend to use sustainable design for the $14.9 million project, with solar panels, passive ventilation and water conservation features.


St. Rose Office Park Work Continues

Commercial Associates recently announced the ground breaking of buildings six, seven and nine in the St. Rose Professional Park, near the corner of St. Rose Parkway and Eastern Avenue in Henderson.

Building six, which totals 6,480 sq. ft., will be occupied by its owner/buyer, a general practitioner. Building seven, at 12,080 sq. ft. will be occupied as personal offices by its owner/buyer, a well-known professional basketball player. Building nine, totaling 12,080 sq. ft. will be occupied by its owner/buyer, a medical doctor. Each structure will have vacant space available for lease and are scheduled for completion in June of 2005.

Upon completion, St. Rose Professional Park will include 12 buildings, totaling 180,000 sq. ft. on a 14-acre parcel of land. Each building will include double insulated tinted glass, high-speed data communications, individual signage, covered parking availability and an exceptional improvement allowance.

Commercial Associates is responsible for marketing the project. St. Rose Professional Park, a development of Park One, LLC, was designed by JMA Architecture Studio and is being constructed by Breslin Builders. Landry & Associates will serve as the property manager.


Condos Sprout on the Vegas Strip

Another luxury condo project is taking shape on the Las Vegas strip, with crews looking at a February 2006 opening date for the project.

The luxury mid-rise condominium project topped $40 million in sales the first weekend with 101 of the first 173 units being sold. The first phase of construction is scheduled for completion in February 2006.

Once completed, Boca Raton Condominiums will have fou, seven-story mid-rise buildings, with a total of 756 units, built on two, two-story underground parking garages. Phase ne of the $400 million dollar project is slated for completion in February 2006, with the first 173 units and 10,000-sq.-ft. clubhouse available for occupancy.

Boca Raton Condominiums is a collaborative effort between Palm Beach Resort Condominiums LLC, Pierce Goodwin Alexander and Linville (PGAL), designers of the project, Las Vegas-based Wright Engineering and the UPA Resort Construction Group is the general contractor.
