34-Story Luxury Lofts Planned for Phoenix

Grace Communities recently finalized plans to take Phoenix to new heights with the newly redesigned 44 Monroe luxury condos (previously known as Monroe Place).

Originally planned as an 11-story residential tower located at 44 W. Monroe, the property, renamed 44 Monroe, is now planned to reach 34-stories and will house 176 luxury lofts. Once completed, 44 Monroe will be the tallest residential building in Arizona and the third tallest building in the state.

Seattle-based architects Curtis, Beattie and Associates have been commissioned to design the $140 million project.

The new plan includes seven levels of secured parking, one below the street and six above street level. Just above the parking structure rests a recreation area where residents can enjoy the heated pool and spa, a state-of-the-art fitness center, theatre and media room.

The luxury lofts, which will range from $300,000 to over $3 million, will be on the eighth to 34th floors. They'll range in size from 780 sq. ft. to 4,000 sq. ft.

There will be four to eight penthouses, depending on the demand.

Demolition of the current building is already underway and construction is expected to take 22 to 24 months with a completion expected in early 2007.




Ground Breaks at Massive ASU Project

CORE Construction recently broke ground on the new, $90 million McAllister Academic Village at Arizona State University.

The 560,000-sq.-ft. residential complex features 1,928 beds, graduate director apartments, village director apartments, study rooms, social lounges, laundry rooms, elevated terraces and exterior courtyards. The 400-seat dining area offers five individual restaurant venues.

The project was designed by a joint venture between Machado and Silvetti + Gould Evans, L.L.C.

 



Hospital Project Planned for Gilbert

Banner Health has selected McCarthy Building Companies, Inc. to build its new 165-bed medical center in the Town of Gilbert, Ariz.

The building team is aiming for a Fall 2007 opening.

With a project value of $189 million, the 360,000-sq.-ft. medical center includes a five-story in patient bed tower, a three-level diagnostic and treatment building and a helistop.

The 60-acre campus also offers a medical office building to be developed by Ensemble Investments, LLC. The medical center will employ up to 1,000 people. Groundbreaking is expected to take place in Fall 2005, with an anticipated opening in Fall 2006. The facility will be located near the Mesa/Gilbert border, at U.S. 60 and Higley Road.


Firm to Construct Medical Condos

McShane Construction Corporation recently announced the firm was selected by developer Dr. Bradley Tinker to construct the Offices at Seville - a new medical office condominium project.

The six-building project, totaling over 37,000 sq. ft, will be located on a 4.9-acre site at Higley and Chandler Heights Roads in Gilbert, Ariz. The completion of the base buildings is scheduled for Fall 2005.

Andrews Design Group, Inc. is providing the architectural services for this $3.4 million medical office building development.


Work Starts on Industrial Project

Howard S. Wright Construction Co. is Teaming with developer First Industrial Realty Trust to construct a tilt-up industrial project near the Loop 202 and 48th Street in Phoenix. Set on a 30-acre site, this water-bottling plant world headquarters will feature 605,769 sq. ft. of total space in one building when completed. The shell consists of 40-ft. high concrete tilt-up walls, stone veneer, structural-steel roof framing and tempered and spandrel glass. The interior build-out will house 500,000 sq. ft. of office, warehouse and manufacturing space on the ground floor, 11, 176 sq. ft. of administrative space on the second floor, with an additional 94,593-sq.-ft. mezzanine.

Site work for the project includes excavation work, extensive landscaping and desert hardscape, an 8-ft. high concrete block screen wall, more than 413,000 sq. ft. of pavement and parking stalls for 378 vehicles. A receiving dock service area includes an automatic truck entry gate, detention basin, ESFR pump house, ADA ramps, loading area and ramps and freight elevators.

Johnson Carlier and Michael Baker, Jr., Inc. will team to provide design and construction services for the City of Peoria's new $9.8 million Municipal Operations Center program.

Construction started in April. The project, which is located on 79th Avenue South of Dunlap, includes construction of a new 47,000-sq.-ft. administration building and 16,600-sq.-ft. warehouse/meter shop. Renovations and additions to the existing warehouse and fleet maintenance buildings, along with. parking and landscape improvements, are also part of the scope of work. The design/build project is expected to complete during the first quarter of 2007.
