Johnson Carlier Stays Busy with Variety of Projects

Pre-construction services have begun on the new $13.5 million, multi-use building and Palo Verde Building Remodel Program on Mesa Community College’s Red Mountain Campus. Johnson Carlier will lead construction services for the 33,415-sq-ft project, which is scheduled to begin in August with completion in July 2009, with a goal of LEED silver certification.

Sands Chevrolet awarded Johnson Carlier the contract for construction of a new $21 million, 95,000-sq-ft Chevrolet dealership and 26,000-sq-ft Kia dealership at the 303 AutoShow at Prasada in Surprise, Ariz. Construction is expected to complete in April 2009.

The contractor also began construction on phase one of Desert Toyota’s new $19.9 million, two-story dealership in Tucson. The facility includes an 83,603-sq-ft showroom, sales, parts and service area. The second, third and fourth phases of the project, scheduled to begin in June with completion in March 2009, encompass a four-level parking structure, used car sales and associated site improvements totaling 132,561 sq ft.

Another project in the works is Chapman BMW’s new $16.4 million, 300,000-sq-ft car sales and service facility on 6.51 acres at I-10 and Ray Road in Chandler, Ariz. The project includes a three-story parking structure with office building integrated into the structure.

Finally, pre-construction services are underway at WestWorld of Scottsdale for the construction of new horse barns, restrooms and show offices. The project also includes extensive demolition and redirection of site supporting telecom, data and power distribution.

Barneys New York Flagship Sails into Scottsdale

The Weitz Co. has been selected to construct the new interiors for Arizona’s first Barneys New York department store at Scottsdale Fashion Square.

Weitz will begin construction of the interiors within the month and half overlap in which the shell’s contractor, Kitchell, is finishing up. Kitchell is demolishing the mall’s east side parking garage and former Robinson-May Department Store before building the new core and shell. Further interior renovations to Scottsdale Fashion Square aim to create a seamless and elegant setting.

The entire project scope for Weitz will include the construction of 65,000 sq ft of new interiors for the two-level flagship store, and a 5,000-sq-ft restaurant named Fred’s at Barneys New York. The open, contemporary store design by project architect Gensler will be complemented with exotic stones, woods and carpet, as well as a monumental staircase made of structural glass and steel panels. Weitz will also install a large floating glass cube above the entrance that will welcome guests and bring natural sunlight into the store.

Along the exterior, three display windows with low iron crystal glass will display the store’s famous window dressings. The interior work will begin in the fall and should be completed by fall 2009.


Sundt Rolls Ahead with Another Light Rail Project

Sundt Construction Inc. has begun work on its seventh project for Valley Metro Rail Inc.: Light Rail Transit Park and Ride sites six and seven. Site six is located at the intersection of South Price Road and East Apache Boulevard near Loop 101 in Tempe and will provide parking for 690 vehicles on eight and one-half acres. Site seven is at South Sycamore and West Main Street at the former site of the Tri-City Mall in Mesa. It will have parking for 801 vehicles on nine and one-half acres. Each site will have an 800-sq-ft security building. The projects have a combined value of $8.8 million and are scheduled for completion in November.


Westgate City Center Gets Majestic

Reservations are being taken for the Majestic, Westgate City Center’s first residential component. The 10-story mid-rise will be located at the mixed-use center in Glendale, just east of AMC Theatres.

The project includes 181 condominiums in the form of tower homes, townhomes and penthouses. The building will be a contemporary art deco and warehouse-inspired glass, brick and steel building with a rooftop pool and deck. The units will also include large terraces and private, secure underground parking. A high-tech fitness center, business center, library, community and conference rooms and a 20,000-sq-ft club are just some of the amenities for residents. Retail and restaurants will be included on the ground level. The project is expected to break ground in the fall with units priced from $400,000s to $2 million.


Sun Health Del E. Webb Gets CORE Institute Facility

The Roskamp partners and The Center for Orthopedic Research and Education (CORE) Institute broke ground on a new 38,200-sq-ft medical facility, located on the Sun Health Del E. Webb Hospital Campus in Sun City West. Space also will be dedicated to the planned Sun Health Research Institute-CORE Motion Analysis Laboratory and the Sun Health Del E. Webb Hospital Ambulatory Surgery Center.

DevMan Co. will oversee the development and construction of the site, with Southwest Architectural Builders doing the design. The estimated completion date is October.


Emergency Room Opens New Chapter at Banner Page

SmithGroup joined Banner Page Hospital in celebrating the completion and dedication of their emergency department addition in Page, Ariz. The new 10,000-sq-ft emergency department addition responds to the facility’s need for improved functionality and throughput for emergency department patients as well as decreasing patient traffic flow through public areas by adding six treatment bays, two trauma rooms and a new hospital entry.

The facility’s philosophy of care is centered on a holistic approach, with windows in all treatment rooms, and a variety of openings into private garden spaces.

Originally built in 1958, Banner Page Hospital serves Page, the surrounding rural community and the many tourists who visit the Lake Powell / Grand Canyon area.

Guthrie General Inc. served as the project’s general contractor.


New Barrow’s Facility Breaks Ground

Barrow Neurosurgical Associates, Ltd. has broken ground on the BNA Diagnostic and Treatment Center, a 16,500-sq-ft facility at Third Ave. and Earll Dr. in central Phoenix. The comprehensive center will house spine assessment, pain management, physical therapy and imaging services. Ensemble Real Estate Services LLC has been retained by Barrow Neurosurgical to develop the center.

The project architect is Architectural Nexus, Tempe and the contractor is Urban Edge Builders of Scottsdale.


John C. Lincoln Medical Office Expands in Deer Valley

Ensemble Real Estate has begun work on a $16 million development that includes Deer Valley Medical Office III, a 75,000-sq-ft, four-story medical office building and a 540-space parking facility on the campus of John C. Lincoln Hospital-Deer Valley.

The parking garage is under way, with completion expected by the end of May. The medical office building, which began construction in March is slated for completion in January 2009. It will contain, among other services, a surgery center, an oncology center with two linear accelerators and physicians’ offices.

The new medical office building will be located adjacent to the first project built by Ensemble for the hospital, Deer Valley Medical Office II. The new facility will complement the design of the existing building.

Lumina Tempe Moves Forward

Design work is moving forward on San Diego-based Constellation Property Group’s Lumina Tempe, a mixed-use project at the site of the former Tempe National Guard Armory on the corner of College Avenue and Veterans Way, near Mill Avenue and ASU’s Sun Devil Stadium.

Lumina Tempe will feature a 20-story Stadium Tower consisting of residential condo units and first-floor retail, and a 17-story College Tower housing 15 floors of hotel and two floors of luxury residences, plus first-floor retail. The property will include three levels of underground parking and 40,000 sq ft of flexible entertainment space, with 23,000 sq ft of swimming pool deck.

The project architect is BOKA Powell Architects of Dallas. Phoenix-based engineer CMX has prepared construction documents, provided survey and utility infrastructure services, and has represented Constellation Property Group in the review process with City of Tempe staff.

The compact 1.62-acre site and the near proximity of the towers to the property boundaries has provided unique infrastructure challenges, including expanding the capacity of current water/sewer lines and installing new dry utility lines.


Tumbleweed Recreation Center Rolls into Chandler

BAI Interiors recently completed interior design services for the new Tumbleweed Recreation Center located in Chandler, Ariz. The 62,000-sq-ft, two-story facility includes an indoor jogging track, full-range fitness space, aerobic/dance rooms, multiple basketball courts, banquet facility, computer, teen, active adult and craft rooms.

BAI Interiors developed the interior theme and finish palette for this new community building to reflect Tumbleweed Park’s agricultural surroundings. The goal was to create a multi-generational recreation center as an exciting, colorful environment for youth and adults to actively engage in learning, playing and interacting. The concept was carried into the building’s interior color palette, finishes, material selections, furniture and interior signage package.

The project team was comprised of Architekton, architectural design, BCDM Barduson, project management consultant, and Haydon Building Corp, general contractor.


Scottsdale Community College Advances in Sciences

Scottsdale Community College, richärd + bauer and Barton Malow began construction of the campus’s newest facility in Scottsdale.

The Chemistry/Physical Sciences Building, which is part of an eight year campus transformation plan, will be completed in two phases. Included in phase one is a new 44,000-sq-ft Natural Science facility which will be constructed at the north central part of campus, replacing an existing athletic practice field. The addition of the new facility will complete a three building math and science complex. Upon its completion in May 2009, life science, chemistry, astronomy, physics and geology studies will be housed in this facility.

The second phase of work includes a 23,000-sq-ft renovation to the existing Physical Sciences building which was built in 1970. The renovations, which will accommodate the sciences, will be completed in December 2009.

As part of the project’s sustainable design, the building’s orientation, natural shading and screens will minimize the solar heating impact on the building, while still providing daylighting.


Original Fountain Hills Plaza Plans Major Facelift

The Pederson Group plans a major renovation of Fountain Hills Plaza after its recent purchase of the 124,500-sq-ft property. Located at the southwest corner of Palisades Boulevard and La Montana Drive, the redesign will include a new Bashas’ Supermarket and an expansion of ACE Hardware from 16,800 sq ft to 22,800 sq ft.

Demolition and construction of the new Bashas’ store began in April along with expanded parking and the construction of shade structures. Completion is planned in first quarter 2009.

The general contractor is Arthur Porter Construction, the shopping center architect is Ellermann Schick & Bruno and the Bashas architect is Bosley Group.


Aviation Hanger Lands at Chandler Gilbert Community College

D.L. Withers Construction began construction of the Maricopa County Community College District Aviation Hanger. The Maricopa County Community College District/Chandler-Gilbert Community College project, located at the Phoenix Mesa Gateway Airport, is being built large enough to house a 737-type aircraft. The new aviation hanger supports the college’s aviation program and is essentially a big classroom for aviation technology.

The project is valued at $3.1 million and will contain 23,589 sq ft of space to house a high bay hangar, shop spaces, flight operations offices, instructional spaces and an aircraft parking apron. The tentative completion on this project is December 2008.


New Performing Arts Center for La Joya Community High School

Adolfson & Peterson Construction has been selected to provide construction management at risk services for the Tolleson Union High School District’s new performing arts center at La Joya Community High School in Avondale, Ariz.

The new performing arts school will be built at the existing La Joya Community High School, which A&P built several years ago. The new $6.3 million performing arts center is being designed by Tempe-based ADM Group. This will be A&P’s eighth project with Tolleson Union High School District. The firm is currently working on the district’s new Sierra Linda High School.
