Hotel Project to Begin at Tempe Town Lake
Le Méridien Resort, a $105 million hotel located at
Hayden Ferry Lakeside in Tempe, will be constructed by Layton
Construction. The 14-story tower will open in mid-2009.
Layton Selected to Construct Le Méridien Resort in Tempe
Layton Construction has been awarded a contract to build
the Le Méridien Hotel & Resort in Tempe. Valued
at over $105 million, this 14-story, 183-room facility will
offer visitors the European flair and sophisticated accommodations
that have come to be expected from the Le Méridien
name.
The global luxury hotel brand has previously converted five
structures into hotels, but the Tempe location is its first
ground-up project in the United States.
The resort will be built on a one-acre site in the heart of
Tempe as a part of the mixed-use, master-planned project of
Hayden Ferry Lakeside. Along with the hotel, Hayden Ferry
Lakeside will include 44 residential units built atop the
property that will enjoy the same services and amenities offered
to Le Méridien guests. When complete, the development
will also include 350 condominiums, three high-rise office
buildings and retail facilities including a spa/fitness club
and several high-end restaurants.
The project is a joint venture among Tempe Lake Development
Partners, including Valhalla Development Corp. Bent Severin
Design and Callison Group of Seattle were selected to design
the project with an urban design in mind.
Construction at Le Méridien will begin in April. The
hotel intends to welcome guests in June of 2009.
Tucson's Sun Tran Plans New Maintenance Facility
To accommodate an expected growth in bus service with the recent
passage of the Regional Transportation measure, and to alleviate
severe overcrowding at its existing bus operations and storage
facility, Sun Tran, the primary provider of public transportation
in metropolitan Tucson, plans to build a new bus storage and
maintenance facility.
Located in the northwest part of the city, the new facility
will allow Sun Tran to relocate some of its buses from its Park
& Ajo facility, as well as accommodate the additional buses
anticipated with the future growth.
Designed by the team of GLHN Architects & Engineers, RNL
Design and Maintenance Design Group, the facility will be constructed
in phases to ultimately accommodate the administration, operations
and maintenance functions for 250 buses.
The administration/operations building will span the width of
the site and screen the majority of the bus operations from
public view. Tucson's culture and climate influenced the design,
which makes use of materials and colors indigenous to the region.
Several colonnade walls visually tie the buildings together,
creating several outdoor courtyard spaces. Landscaping on the
north end of the site provides a natural visual buffer. The
building and the bus storage canopies are oriented in an east-west
direction to allow the large overhead doors to be opened during
the day keeping harsh direct sunlight from entering the building.
Design is underway with the initial phase of construction to
accommodate the first 150 buses expected to start later this
year.
Rowland Begins Renovation of Double Butte Cemetery
Construction manager Rowland Companies broke ground on improvements
and an expansion to the Tempe Double Butte Cemetery. The $1.7
million expansion and improvement project includes several
features to improve the look of the cemetery, as well as its
ability to accommodate the waiting list of Tempe residents
who wish to be buried there in the future. The renovation
plan includes a new entry feature, addition of 1,400 burial
plots, expanded parking and installation of a new in-ground
irrigation system.
Sundt To Build Company Headquarters In Tempe
Sundt Construction, Inc. recently broke ground on a new office
building to house the company's growing operations. The building
will sit on four acres in Tempe's Fountainhead Corporate Park.
Sundt built many of the structures in Fountainhead and currently
leases space in the park's Park Bridge office building. Sundt's
67,400-sq-ft building will have adjacent covered parking that
will accommodate 250 vehicles. The new headquarters will be
home to 220 employees from the company's Arizona Building
Division, Heavy-Civil Division, Federal Division, Learning
and Performance Support Department, as well as its executive
management and corporate support personnel. The divisions
are currently scattered throughout the valley in five different
locations.
Designed by SmithGroup of Phoenix, the building will have
an exercise room, a legacy room that will showcase the company's
117-year history, and a reflections room - a quiet area for
employees to spend a few minutes in private thought or worship.
The project is scheduled for completion in Fall 2007.
Opus West to Build Two Office Projects
Responding to a growing need for new office space in Phoenix's
expanding suburbs, Opus West announced plans for Chandler
Airport Center, a 180,000-sq-ft office project at Cooper Road
and the Loop 202 in Chandler, Ariz. The property is part of
more than 600,000 sq ft of new Class A office space fronting
the new portions of the Loop 101 and Loop 202 freeways.
Opus will break ground soon on Phase I, a two-story building
totaling 90,000-sq-ft.
Also, Opus West will break ground this fall on the third and
final phase of North Scottsdale Corporate Center. Already,
Opus West has completed a 152,000-sq-ft Phase I building that
is home to DeVry University and Allied Waste Industries Inc.
North Scottsdale Corporate Center II includes four buildings
totaling 100,000-sq-ft that, upon completion in November,
will be sold to four separate buyers. The 150,000-sq-ft Phase
III is the last phase of the project, with delivery scheduled
for fourth quarter.
Sigma Contracting Awarded Salvation Army Phoenix Citadel Renovation Project
Sigma Contracting Inc. has been awarded the contract for
the construction services for the Salvation Army Phoenix Citadel
Renovation project located at 628 North Third Avenue in Phoenix.
The construction phase began in December.
The renovation and expansion project will include over 15,000
sq ft of renovated space and 5,000 sq ft of new construction
for the chapel and brass band performances. The goal is to
build a facility which will have a 250 seat sanctuary, additional
classrooms and a new multi-purpose room to accommodate new
and existing programs that are a part of The Salvation Army's
vision for the future. The contract value is approximately
$4 million with the project completion slated for fall.
COBE Development Constructs Carmél Professional Plaza
COBE Development broke ground on Carmél Professional
Plaza, a new office development located on more than six acres
on the southwest corner of Gilbert and Queen Creek Road in
Chandler. The $13 million project is 100% pre-sold and is
scheduled for occupancy in the summer of 2007. More than 54,000
sq ft of new office space is expected on the 6.5-acre area.
Purchasers in the Carmél Professional Plaza include
small to mid-size medical and professional service companies
like East Valley Urgent Care and Shumway Dental Care. The
project architect is Bollinger & Cardenas Architects Inc.
$2 Billion CityNorth Breaks Ground in North Phoenix
The first phase of CityNorth, a 144-acre, 5.5 million-sq-ft
mixed-used development, broke ground near Loop 101 and State
Route 51 in northeast Phoenix.
Phase one of the development will include nearly one million
sq ft of space comprising retail, restaurant, office spaces
and residential units. Situated at the northernmost end of
the property, south of Deer Valley Drive, will be High Street
consisting of 11 three- or four-story buildings and approximately
264 residential units for sale and lease. Initial occupancy
is slated for spring 2008.
CityNorth will offer designer boutiques, major national and
local retailers as well as large-scale department stores including
a 144,000-sq-ft Nordstrom's store, scheduled to open in fall
2009.
Hensel Phelps Construction Co. and Sundt Construction of Phoenix
are the general contractors, with Elkus / Manfredi Architects,
Boston and Nelsen Architects Inc., Scottsdale as the project
architects.
The total expected cost for full build-out of the 144-acre
project is more than $2 billion. CityNorth is being developed
by Thomas J. Klutznick Co., Chicago, the developer of Chicago's
730 North Michigan Ave. and Los Angeles's Fox Plaza office
tower and Kenneth A. Himmel of Related Urban, New York, developer
of Time Warner Center.
