New Administration Complex Breaks Ground for SRP-MIC

The Salt River Pima-Maricopa Indian Community Administration Complex will provide office space, meeting rooms and a cafeteria upon completion in January 2008.

SRP-MIC Administration Complex Underway

The Salt River Pima-Maricopa Indian Community Administration Complex broke ground on August 5th at the southeast corner of Osborn and Longmore Roads. The 180,000-sq.-ft. project will house office space for various tribal government functions, a 146-seat-cafeteria to serve both employees of the government campus and the community as a whole and a Tribal Council Meeting Chamber with council offices and conference rooms. The SmithGroup-designed four-building campus will be situated on approximately 8.5 acres within the government center.

In addition to the extensive use of natural daylight, several sustainable elements have been incorporated into the design of the SRP-MIC Administration Complex. The orientation of the buildings and their shading characteristics will protect the complex from the harsh sunlight from the west & south, environmentally appropriate vegetation will be incorporated into the surrounding landscape, and mechanical systems designed to increase efficiency will be implemented minimizing energy consumption and providing flexible access to power and data throughout.

Providing a single point of service for community members, the Administration Complex will incorporate public lobbies, cultural displays on each floor and shaded outdoor meeting and activity areas as well as several social gathering spaces. Some of the departments to be housed in the complex include tribal government leadership, intergovernmental and community relations, housing, cultural and human resources and various other supporting divisions. The SRP-MIC project is slated for completion in January of 2008. Chuska-Sahara-Hazelton is serving as Construction Manager at Risk and the Native American firm, Blue Mesa, is the landscape architect for the complex.


W. E. O'Neil "Hooks a Big One"


W. E. O'Neil Construction Co. of Arizona has broken ground on the Bass Pro Outdoor World Store located in Mesa, AZ. This is O'Neil's fourth project for Bass Pro Shops and the first located in Arizona. Bass Pro Shops will be the signature tenant for the 250-acre retail, entertainment, and office center development, Mesa Riverview, located south of Loop 202 and east of Loop 101, between Dobson and Alma School in northwest Mesa. The store will include a restaurant, waterfall and other water features, a 30,000 gallon aquarium stocked with native fish, over 3,500 antiques and local artifacts, more than 400 trophy fish and wildlife mounts, huge murals depicting local outdoor scenes. The store will also feature a large selection of outdoor gear, boats and ATV's.



Barton Malow Selected for MCC Science Building

Barton Malow Company has been selected as construction manager for the new Physical Science Building at Mesa Community College.

This 50,000-sq.-ft. facility will be located at Southern and Dobson Roads and will include state-of-the-art laboratories, administrative support spaces and classrooms for chemistry, engineering, geology, physics, physical science and astronomy. It may also contain student services, student study space, a tutoring area and faculty offices. The new facility is being designed by SmithGroup, Inc. and will complete construction in fall 2008.



Grossman Company Properties Acquires Pointe South Mountain Resort in Phoenix

Grossman Company Properties (GCP) of Phoenix, Ariz., has acquired the 640-suite Pointe South Mountain Resort in Phoenix. GCP will manage the Four Diamond resort through its affiliate, Classic Hotels and Resorts. The renovation of the 164-acre Pointe South Mountain Resort will include the refurbishment of the guest suites, a new grand entry, an expanded Oasis water park, an additional restaurant, extensive landscaping and other amenities. The renovation is budgeted at $50 million. The renovation will start with a complete upgrade of the resort's 640 suites and the following work will be strategically phased over a few years to avoid any disruption in the resort operations.


Le Meridien Hotel to Anchor New Arizona Development

Starwood Hotels & Resorts Worldwide, Inc. and SunCor Development Company have added Le Meridien Hotel as the latest addition to the mixed-use, master-planned project, Hayden Ferry Lakeside, in Tempe, Arizona. Le Meridien at Tempe Town Lake is the brand's first new build property since it was acquired by Starwood in November of 2005, and follows the May 2006 opening of Le Meridien San Francisco. The hotel is a joint venture of Valhalla Development Corporation, Sierra Hospitality and Adobe Development Partners who together comprise Tempe Lake Development Partners. Le Meridien is recognized for its style, originality and passion for art, architecture, food, fashion, music and film. The 183-room, 14-story contemporary styled hotel with a European flair will offer a culturally-rich and sophisticated accommodation in Tempe, a highly popular downtown district in the greater Phoenix area.

In addition to the hotel, 44 residential units will be built atop the property and will enjoy the services and amenities afforded to Le Meridien guests, along with magnificent lake views. There also are four other SunCor condominium buildings in the Hayden Ferry Lakeside development, all of which may have access to some of the hotel amenities. When complete the Hayden Ferry Lakeside master-planned development will include the hotel, approximately 350 condominiums, three high-rise office buildings, and retail components including a spa/fitness club and high-end restaurants. The international hotel designer Bent Severin Design and highly acclaimed hotel architects Callison Group of Seattle have been selected with an urban design in mind. Residential Constructors L.L.C., a wholly owned subsidiary of McCarthy Building Companies Inc., has been tapped to build the $105 million project.

Groundbreaking is expected in spring 2007 with a grand opening scheduled sometime in early to mid-2009.


Rendina Companies to Develop Gateway Medical Plaza

Rendina Companies has been selected to develop a three-story, 60,000-sq.-ft.medical office building on the campus of Northwest Medical Center in Tucson, Arizona. The Gateway Medical Plaza will be available for occupancy in the summer of 2007.

The building will house the Northwest Tucson Surgery Center and office space for surgical and medical specialists. Northwest Medical Center is a JCAHO-accredited acute care medical and surgical hospital serving over 300,000 residents of Tucson's northwest side. The hospital is the 253-bed hub of a comprehensive medical services campus that offers advanced health care technology and highly personalized attention. The facility includes an acute care hospital, Cardiovascular Center of Prominence, and Arizona's first free- standing women's healthcare facility. The facility will contain a surgery center, physician offices and related medical services. It has been designed to maximize efficiency of custom-designed medical suites. Two lobby entrances with two hospital-sized elevators will provide convenient drop-off areas at both the first floor and second floor entrances. This healthcare facility will be constructed with a structural steel frame and concrete floors to allow flexibility in suite design. Rendina Companies will provide all project funding and is responsible for all project development and management from start to finish, allowing for hospital and physician involvement throughout the entire process.

Rendina Companies' unique Equity Participation Program will provide physician tenants with an ownership opportunity without an initial cash investment. Unlike a traditional lease program where the developer keeps 100 percent of the rental income and equity in the project, the physicians in the Gateway Medical Plaza will have significant ownership in the building.


Trillium Project Undergoes Extensive Rehabilitation

Trillium Residential unveils a new name, along with a completely revitalized new look, of its luxury townhouse community - Trillium at Mountain Park Ranch, formerly known as The Preserve. Located at 13820 South 44th St.,
Trillium at Mountain Park Ranch is a 360-town home, two-story community that offers high-end apartment living.

Trillium at Mountain Park Ranch is currently undergoing an extensive rehabilitation, with improvement costs exceeding $1 million.

The most unique amenity will be the 3,337-sq.-ft. Clubhouse, with a layout intended specifically to create social interactions. The Clubhouse, overlooking the pool area, will offer a fully functional stainless steel kitchen with granite countertops for residents to host private and community events. The lounge-style Clubhouse will also feature an electronic game room with flat screen televisions.

Additionally, Trillium at Mountain Park Ranch is building an 833-sq.-ft. stand-alone fitness center with state-of-the-art fitness equipment adjacent to the pool.
