44 Monroe and Summit at Copper Square

Tom McClure The 202-unit 44 Monroe tower will soar to 34 stories,
making it
the third tallest building in Phoenix.

"The complete frame is a post-tension concrete
system with cast-in-place columns and shear walls," said The Weitz Company's
Senior Project Manager Dennis Gilbert.
"The biggest challenge will
be constructing this large of a structure in a very tight site in downtown Phoenix
with all streets being active."
Crews will also have to coordinate with
the light rail systems construction nearby, Gilbert added.
The project
is located on a significantly small site in comparison to its height. "The
foundation system is a combination of caissons ranging from 5-ft. to 8-ft. in
diameter and 55-ft. to 80-ft. deep, grade beams and a large core mat slab that
is 12-ft. thick," Gilbert said.
The first floor will feature a gourmet
grocery market. The eighth floor will consist of amenities including a pool, sundeck,
outdoor terrace, fitness center, business center, conference room, community center
and a spa. An 8-level secured parking garage will make up the first seven stories,
with one level below-grade. Summit at Copper Square Located
adjacent to Chase Field, Summit at Copper Square will consist of 165 loft, studio
and luxury condo units. The tight site brought forth construction and planning
challenges for the 23-story building.
"Due to the proximity to a
railroad south of the project, Chase Field east of the project and an adjacent
lot west of the site, extensive logistics planning have been incorporated,"
said senior project manager Trent Mostaert of The Weitz Company.
"Material
and personnel hoists, tower cranes and soldier pile shoring systems are a few
of the unique requirements for this tight site."
The exterior skin
includes stone, glass and EIFS, multi-layered exterior wall systems.
"Due
to the height of the project and extent of EIFS being installed on the project,
a mast climbing work platform system will be used in lieu of a more conventional
scaffolding system for the installation of the exterior building skin," Mostaert
said. The effect of the combined materials will give the building a highly finished
and modern feel. The inner structure includes a reinforced concrete core with
post tension slabs.
The project will offer residents a swimming pool, hot
tub, exercise and conference rooms on the fifth floor, and a large party room
on the top floor which will overlook the Valley. The structure includes retail
and lobby space on the first floor and four levels of parking, one underground
and three above the first floor.
